If, at any time, you decide to sell all – or part – of your site to a developer, we will work on your behalf to obtain the best possible price.
How do we work?
We’d be delighted to carry out a free appraisal of your land and buildings and answer any questions you may have. We will give you our honest and professional opinion as to the development potential of your site;
If you’re interested in taking things a stage further, we will consult with architects, planning consultants, local councillors and the various agencies to decide on the most appropriate - and profitable - scheme for your site;
Using our extensive contacts within the industry, we will market your land to those property developers most eager to purchase this type of site. We're confident that we will find a developer prepared to pay a considerable sum over and above the current market value of your site, provided that planning approval is granted;
If all parties agree to proceed with a planning application, all we ask in return is that you commit to sell the site to us - or one of our developer contacts - at the amount agreed at the outset should the application prove successful.
Upon approval of planning, the developer will pay you in full for the amount agreed. Most developers are able to complete the sale within 14 days of planning approval.
We guarantee that you will pay no fees or charges of any kind for our services - whatever the outcome. You will pay nothing whatsoever for our expert advice, site appraisals and preparation of planning application documents/plans. Nor will you pay any local planning authority fees. And because we approach property developers directly on your behalf, you won't have to pay thousands of pounds in estate agents fees either!
In the unlikely event that the professional planning application and subsequent appeal is unsuccessful, it will have cost you nothing. You will at least have the satisfaction of knowing that leading experts in their field have presented the best possible case on your behalf.
What do you get out of it?
Due to the growing scarcity of quality development land, most property developers now rely on companies such as ours to source potential sites. They know that we will only offer them sites which match their unique requirements and which are almost certain to achieve planning permission for the type of development they specialise in. As a result they are willing to pay our fees for sourcing and evaluating potential sites.

If we believe there is a good chance of obtaining the relevant planning permission, we will consult with architects, planning consultants, local councillors and the various agencies to decide on the most appropriate - and profitable - scheme for your site;
We will work hard on your behalf to obtain the best sale price for your site. Often buyers are willing to pay a substantial amount of money over and above a property’s current market value;
If all parties wish to proceed further, all work required to compile an application for appropriate planning permissions will be carried out at no cost to you;
On approval of planning permission we will co-ordinate completion of the deal and hand over your payment from the housing developer.
